In Australia there are buyer’s agents that you can employ to work FOR you to search, find and negotiate a property for you. This sounds good!

But an Australian  "Buyers Agent" is not licensed or qualified to discuss the tax, property management, legal or financing of properties, ALL crucial elements when buying, and only get paid when YOU buy, so actually, they are not very different from any real estate agent.

But the problem is not only do they charge huge fees - normally between 1.5% and 3% of the final price - which motivates them to PUSH YOU UP IN PRICE, the more YOU pay the MORE they make, and doesn’t motivate them to get the seller to drop the price...

But EVEN WORSE...

The typical buyers agent in Australia usually charges between 1.5% to 3% of the property value.  So an AU$800,000  property would be around $12,000 to $24,000.

SERVICE FEE OF A$2,880 APPLIES ONLY TO PROPERTIES BELOW A$1 MILLION.
FOR $1-2 MILLION THE FEE IS A$3,600.
When a successful property is secured, whatever (if any) commission is payable to Michael Bentley or Citylife International Realty, you will be rebated 30% of the commission received. This is a WIN/WIN.
EXAMPLE: Purchase Price is say A$800,000. You pay A$2,880.
I negotiate from the seller a real estate agents fee of 3%. Rebate payable to you is $7,200. (30% of the 3% commission)
In the event the property found does not pay an agency commission or referral fee, your fee to gain all of Michael's assistance, help and advice and research represents a MAXIMUM of A$2,880, just 0.35% of the purchase price in the example above. (or $3,600 above $1 million)
(NOTE: For Sydney and Melbourne Metro areas, above $2 million and below $3 million, the applicable service fee is AU$10,000)
